Notice to Tenants “Flushable Wipes”

NOTICE TO TENANTS

Dear Tenant,

We are writing to inform you about an ongoing issue within your building (and NYC) and to seek your assistance in helping to address it.

The issue relates to the use of so called “flushable wipes”.  You may have heard or read about the problem that these products are causing the NYC sewer system (as well as systems across the world).  These wipes and other products like dental floss, feminine hygiene, condoms and paper towels are often casually flushed down the toilet and collect into so called “fatbergs” that clog up sewers and treatment plants costing cities billions of dollar.  In short “wipes” are NOT flushable, even if they are labeled as such.

However, these “fatbergs” cause issues before they even enter the sewer including here in your building and unfortunately you or your neighbors have already suffered because of their use.  A building plumbing system cannot handle disposal of wipes, feminine hygiene products, paper towels or similar products.  Just because you see it, “go down” does not mean that all is ok.  Over the last year or so, many apartments, and the building itself have had large backups because tenants are improperly flushing these products.  You may have flushed these products and have seen no immediate negative impact, but you are just lucky. Once these products enter the plumbing they can clog anywhere ‘down the line’, which results in backups in all sorts of locations, including toilets, tubs, sinks.  In the worst cases, sewer water has even backed up into tenants’ apartments.  Next time it might be yours

Most common is that these products cause “fatberg” clogs in the basement, at the sewer, resulting in basement flooding at even the slightest rain.  Again, tenants may feel as though this does not personally impact them and therefore continue to flush these products.  However, these basement floods cause elevator malfunctions, bring bugs and roaches, smells and divert limited resources to cleanup (instead of cleaning the rest of building).  Therefore, everyone has an interest in preventing this problem.   Fortunately, it is an easy problem to solve.  All tenants have to do to prevent these issues is DO NOT FLUSH WIPES.  The only thing that should ever be flushed are referred to as the Four P’s.  The four P’s are: Poop, pee, puke, and toilet paper.  That’s it, nothing else should ever be flushed down the toilet.

SMOKING

On March 31, 2021 Governor Cuomo signed S.854-A/A.1248-A which legalized adult use marijuana. This relaxation of law is welcome to many; however, it also reminds us of our need to be considerate of others, particularly when living in an apartment house with close neighbors. As such we remind you that:

Smoking (of anything) is prohibited in ALL public areas of the building;
•Smoke can easily travel from your apartment to your neighbors;
•The smell of smoke can be both annoying and a health risk to others;
•Marijuana smoke in particular is very strong and lingers and it’s likely that your neighbors don’t want the smell permeating the building and their apartments.

Therefore, in light of the above we ask tenants to please be considerate of your neighbors. If you are going to smoke (anything), we ask that you try to do so out and away from the building. If you insist on smoking in your apartment please prevent smoke and smells from escaping (open windows, use fans, vape, etc). Finally, as stated, you may not smoke in any common areas of the building. Creating a smoking nuisance for your neighbors is both inconsiderate and a violation of your lease.

We are committed to doing whatever we can to maintaining your building, as a safe, quiet and enjoyable place to live, we cannot do it without everyone’s help.

Mask Requirements for Laundry Remain in Effect

COVID-19 is still spreading in NYC, its is critical for your protection & others that everyone using this laundry room continue to cover their nose and mouth with a mask . Failure of tenants to follow this rule could result in Laundry being temporarily closed.

DOB INSPECTION this Wednesday, Sept 12th

7:00 am to 5:00 pm

 

On Wednesday September 12th access will be needed for all apartments as New York City Department of Buildings (DOB) will be conducting a gas pressure testing

 

After DOB completes the testing/inspection, the Plumbers will need to go back into every apartment in order to remove the plugs that are in the gas appliance valves,
and reinstall the gas flex gas connection from the valve to the stove, in order to prepare each apartment for the Con Edison inspection and gas restore.

Everyone MUST provide access on Wednesday 9/12/2018.
If we do not get Tenant access, a locksmith will be used as this is emergency request

Gas Restoration Update

UPDATE REGARDING GAS RESTORATION WORK

August 8, 2018

We are please to inform you that all restoration work has been completed by
our plumbing contractor. At this time we are waiting for Con Edison to set a
date for their final inspection of the work and apartments in the 1575 building
that have not been restored as yet. The NYC Department of Buildings has
approved the filings and work and once Con Edison does their inspection and
installs new meters we expect all apartments in 1575 to be restored. At that
time, we believe we will have permission to open the completely renovated
laundry room as well.
The plumbing work in the apartments in the 1565 building is complete and
ready for inspection by the NYC Department of Buildings. Our plumber, through
their expediter has requested this inspection and we are awaiting a date. After
this inspection occurs and has been approved, Con Edison has to come on site
and do their inspection, provide the necessary new meters and then turn on the
gas to all apartments.
There is nothing more we or the plumbing company can do to expedite the
process. The complete restoration is now dependent upon the Department of
Buildings and Con Edison. The expeditor that has been hired is doing everything
possible to try and speed up the process. We believe that gas service to 1575
should be fully restored in the very near future. We will inform you when Con
Edison will be on site to do this. We also believe that gas service to 1565 should
be restored hopefully by the end of the month or sooner. Again, you will be
informed of the scheduling.
We recognize the hardships that you have endured during this process and
appreciate your cooperation since without that the process would have taken
much longer. We ask for your continued patience and understanding now that
we are at the tail end of the restoration.

LAUNDRY ROOM UPGRADE – update

As you are aware, we have been upgrading the entire building and its various systems. We are now beginning a total upgrading to the laundry room. This includes all new state of the art laundry equipment as well as a major upgrading to the room itself and a change to a new laundry servicing company. Not only will the equipment be upgraded to the latest computerized equipment, but the gas lines and venting will be brought up to 2018 codes. This entails an extensive amount of work but when all is done we are sure that you will enjoy this service and it will afford you a much nicer and more efficient place to do your laundry.
Unfortunately, this upgrade cannot be done without shutting down the existing machines and closing the room. We have held off doing this as long as possible but ultimately the room will be closed down in order to complete tTHE LAUNDRY ROOM WILL CLOSE ON MONDAY 4/2/2018 AND WILL RE-OPEN ONCE THE RENOVATIONS HAVE BEEN COMPLETEDhe renovations.

Licensed Plumbers will be working according to the plans that have been filed with the NYC Building Dept. We will also be upgrading the flooring in the room with modern porcelain tile. Ultimately the room will be properly decorated, and new laundry equipment installed. During this process there will be various inspections by the governmental agencies and Con Edison to ensure that everything functions properly. This inspection process takes time, but rest assured that everyone working on this project for Premier Apartments, LLC has been informed that time is of the essence and that we want the new laundry room back on line as soon as possible.
